Read the address carefully, because "Whitefield" covers a lot of ground and the differences within it are worth crores. This site is on the northern stretch of the Whitefield–Hoskote Road, roughly 8 km from ITPL, 6 km from the Kadugodi metro terminus — and, crucially, 1.8 km from Budigere Cross on Old Madras Road. It is a Whitefield-corridor address with an Old Madras Road exit, which is a materially different proposition from an address inside Whitefield proper.
Location
Macro position — the junction of two corridors
East Bengaluru's growth has run along two roughly parallel arteries, and this site sits where they come closest.
The Whitefield corridor is the older and larger of the two: ITPL, the Export Promotion Industrial Park, Brigade Tech Gardens, Prestige Shantiniketan, and the Purple Line metro terminating at Kadugodi. It carries the employment mass, and it carries the prices — Whitefield apartment stock runs ₹13,000 to ₹14,800 per sq ft, with metro-adjacent towers above ₹15,000. It also carries the traffic.
The Old Madras Road corridor (NH-75) runs north of it, from KR Puram east through Budigere Cross toward Hoskote and Kolar. Budigere Cross has become a growth node in its own right — Brigade Orchards, Godrej Air and the OMR-north cluster — and the highway offers a genuinely different route into the city, entering via KR Puram rather than through Whitefield's internal roads.
Nambiar Kannamangala sits between them, 8 km from ITPL and 2.5 km by road from the Old Madras Road flyover. That means two independent arterial exits: a household can commute into Whitefield without entering Whitefield's traffic, and can reach the city on NH-75 without crossing Whitefield at all.
To the east, Hoskote at about 7 km adds a third dimension — an established industrial and logistics belt, the Satellite Town Ring Road (NH-648) interchange, and the Bengaluru–Chennai Expressway.
Location
Micro position — Kannamangala and Ardendale
Kannamangala is a village in Bangalore East taluk, and the stretch of Whitefield–Hoskote Road running through it carries the 560115 postal code. The area is best understood through two anchors.
Ardendale, one kilometre away, is the developed social node. It carries MIMS Hospital, the Essensai 067 open-air food, fashion, art and music district — Starbucks and Fabindia among its tenants — Kidzee and other schooling, and the daily-needs retail that a mature residential cluster generates. This matters more than it sounds: the most common failure mode of an emerging Bengaluru address is that the housing arrives years ahead of the amenity. Here it has arrived first.
Assetz Marq, at survey numbers 159/1, 159/2 and 160/1 in Kannamangala Village on this same road, is the established branded neighbour: 22 acres, phases delivered and occupied, and 3 and 4 BHK stock transacting between ₹12,000 and ₹15,500 per sq ft. Its presence means the road capacity, water supply and retail ecosystem on this stretch have been tested by real households, and it provides public, observable price discovery rather than a developer's assertion.
The honest counterweight is that the stretch is still filling in. North of Ardendale the road passes open land and village settlement, footpaths are inconsistent, and the last kilometre to any given site can be rough during monsoon.

Metro connectivity
| Element | Detail |
|---|---|
| Line | Purple Line, Namma Metro |
| Nearest station | Whitefield (Kadugodi) — the current eastern terminus |
| Distance from site | ~6 km by road |
| Alignment | Whitefield (Kadugodi) in the east to Challaghatta in the south-west, ~43.5 km, 37 stations, via ITPL, KR Puram, MG Road, Vidhana Soudha and Majestic |
| Announced extension | In November 2023 the Government of Karnataka announced its intention to extend the Purple Line eastward from Kadugodi to Hoskote |
The extension is the forward story here, and it should be described accurately. It is an announced intention, not a funded, aligned and under-construction project. Station locations, the exact route and the timeline are all still to be settled, and Bengaluru metro projects historically take years to move from announcement to tender.
What can be said is this: an extension from Kadugodi to Hoskote necessarily passes through this belt, and this site sits between the existing terminus and the announced destination. That is a real forward catalyst — and it is one that Whitefield-proper stock, already priced for the operational Purple Line, cannot offer.
Until then, the Kadugodi terminus at six kilometres is a drive or a feeder ride. Treat it as such.

Rail and air
| Asset | Distance |
|---|---|
| Whitefield railway station | ~7 km |
| KR Puram railway station | ~14 km |
| Bengaluru Cantonment | ~19 km |
| Kempegowda International Airport | ~35 km, ~50–60 min |
The airport is the weakest point in this location's connectivity profile. At roughly 35 km via Budigere Cross and the northern link roads, it is an hour's run in reasonable traffic and longer in bad. For a household with a frequent flyer, that is a genuine consideration and should be weighed against North Bengaluru addresses.

Tech parks and employment
| Employment cluster | Approximate distance |
|---|---|
| ITPL, Whitefield | 8 km |
| Brigade Tech Gardens / EPIP Whitefield | 9 km |
| Prestige Shantiniketan SEZ | 10 km |
| Sigma Soft Tech Park, Whitefield | 10 km |
| Hoskote industrial belt | 7 km |
| Bagmane World Technology Center, KR Puram side | 15 km |
| Manyata Tech Park (via OMR and ORR) | 22 km |
| Embassy Tech Village, ORR | 20 km |
The employment case is Whitefield-led and genuinely deep — ITPL and the SEZ cluster together account for one of the largest concentrations of technology employment in India, and all of it sits inside a 10 km radius. The Hoskote industrial belt at 7 km adds a manufacturing and logistics employment base with a different demand profile, which broadens the rental market.

| Cloudnine Hospital, Whitefield | 9 km |
| Narayana Multispeciality, Hoskote | 8 km |

MIMS at Ardendale, a kilometre and a half away, covers the immediate need. The Whitefield tertiary-care cluster — Manipal, Vydehi, Columbia Asia, Sri Sathya Sai — sits at eight to nine kilometres, which is a reasonable distance for a serious case.
Location
Retail, food and leisure
Essensai 067 at Ardendale, a kilometre and a half away, is the distinctive local asset: an open-air food, fashion, art and music district rather than a mall, with Starbucks, Fabindia and a rotating programme of events. For day-to-day life it is more useful than a distant mall, and it gives the address a social centre that most emerging Bengaluru pockets lack entirely.
Beyond it, Phoenix Marketcity at Mahadevapura is about 14 km, VR Bengaluru at Whitefield 9 km, Forum Neighbourhood Mall at Kundalahalli 11 km, and Nexus Shantiniketan 10 km. Daily-needs retail runs along Whitefield–Hoskote Road and around Ardendale.
For leisure, the Atal Bihari Vajpayee Botanical Garden sits south of here in the Kannamangala–Kadugodi belt, and the open country toward Hoskote and Kolar is within easy weekend reach.
Location
Honest trade-offs
The airport is far. At roughly 35 km and an hour's drive, this is the weakest link in the location. Weigh it seriously if someone in the household travels often.
Metro is announced, not built. Kadugodi at six kilometres is a drive today. The Hoskote extension would change that, but it is an announced intention with no confirmed alignment or timeline.
Whitefield–Hoskote Road congests. The stretch between here and Hope Farm carries heavy peak traffic, and the ITPL run that takes 25 minutes off-peak can take 45 to 55 at 9 a.m.
The stretch is still maturing. Ardendale is developed; north of it, the road passes open land and village settlement. Retail beyond daily needs means a drive.
Location
The investment case
Four supports, in order of certainty:
- The Whitefield employment mass at 8–10 km. ITPL and the SEZ cluster are established and expanding, and they are the demand floor under every rental and resale in this corridor.
- Existing social infrastructure at 1.5 km. MIMS, Essensai 067 and the Ardendale cluster are built and operating — not promised.
- The pricing gap. Kannamangala averages ₹13,133 per sq ft and Assetz Marq on this road transacts at ₹12,000–15,500, having gained eight per cent in a single quarter in early 2026. A pre-launch entering at ₹11,400–12,700 buys below the established comparable in its own village.
- The announced Purple Line extension to Hoskote. Real, meaningful, and genuinely uncertain in timing — treat it as upside rather than as a plan.
Against that: the airport is 35 km, metro is a drive, and the road congests. This is a five-to-seven-year hold on an employment-led corridor, not a short trade.
